How to find deals without breaking the bank
In today’s market, there are numerous ways to close deals. There are a lot of techniques to buy a property. I prefer to control ownership… More on that in another article. However, in real estate, the cliché that you make a profit when you buy is true. All of that is meaningless if you don’t have a constant stream of leads. That’s right, you need a pipeline of sellers calling you to sell your house.
How to get them to call is the focus of this article. One cost-effective way is to use those “sticky” yellow and black signs, that’s right, BANDIT SIGNS. Hands down, bandit signs are the fastest way to get your phone ringing with people interested in selling you your house. However, there is a method to madness. There were times when I put up 50 bandit signs and didn’t get any calls, and there were also times when I only put up a few and got a fair amount of calls. What is the difference between the two scenarios?
* Location – Place your signs on wooden stakes in high-traffic areas near intersections. Look for traffic lights and place them in the central area. Check with your local ordinances regarding placing them on utility poles. In most places that is illegal.
* Readability – Don’t clutter up your sign. Keep the message simple and to the point. Cars can be going 40 mph and drivers can’t see a crowded, crowded sign at that speed.
* Clarity – Keep it simple. Make sure your number is as large as possible. Also look for a number that is easy to remember.
*Repetition: Studies show that the more people see an ad, the more familiar they are with it, the more likely they are to respond. Hit your target area well and get good coverage.
The basic message I like to use is “We buy houses” quick or cash along with my number below.
I am currently testing to see if it works better with my website or not. What I’m noticing is that people will remember one or the other, hardly both. To make your time worthwhile, put up at least 50 posters per week. By doing this, you ensure that your message is always available and that your phone rings constantly. Be prepared to write down your information and process leads as they come in so you can shop/check offers according to your preferred method.
